We get offers accepted while they are LOWER than the competition because we are credible "they just have a better feeling about us".And why not?

He wants the house badly and he wants to keep his monthly payments below $1,400 which I am able to do for him.Well I guess that's one way to look at it, sounds like you are dealing with a millennial that is looking at payment and has a little cash.good for you, you'll end up foreclosing on the deal after he can't pay but I guess you will had made some money but will probably need most of it to fix it back up.seen this happen a few times, not for me but if you have the stomach for it....

You would literally be better off selling and buying the neighbor’s condo to rent out.I'm curious to know why you feel that way.

The newer more renovated houses will continue to rise but I feel at some point mine will appear as an old dated house that somebody looks at and will want as a cheaper place to fix up and renovate.Other than this, I don't really enjoy the out-of-state investor aspect of relying on a property manager when this was always a hands on investment for me until I moved away.
