In numbers, If I ask a HML for $100K and have assets valued at $20k, can I get will I get $100K with no cash down or would I need to liquidate the assets, and put it as money down to get $100K?

If you have significant savings (on top of the down payment amount obviously) or investments/assets that you can readily liquidate, a lender will be more likely to approve your loan application.

@Claudia RottenbergerChances are the property is worth nowhere near $270k, it probably has some deficiency that makes comparison with seemingly comparable properties invalid.It would be e trembly rare for a $270k real market value property, even needing $15k rehab, to sell for $189k.
