Odds are I'm simply going to get my earnest money back and move on.I'm not a fan of borrowing money to invest, but if you really want to do it then what you could do is this: get a line of credit (LOC) or hard money loan, close on the house and fix it up using that cash, then once you're done with the work get permanent financing to pay off your LOC.

Some bank are more strict on global cash flow than others.If you are buying a 5+ unit in a decent market, some banks won’t really look at your personal income/cash flow too much.
