We had one lender tell us that 2yr minimum of rental income only or nothing would count, where we tried another lender who took what we collected so far and averaged it over 24 months - and that helped us get over that hump.

I have had a local appraiser tell me he runs into this occasionally - when he does, he says he 'has to' appraise the home as a conventional home (probably discounted some for condition unless extensively remodeled).

What you should do is call this place as an interested buyer and ask for a few things to validate the numbers you're putting into the model, such as their rent rolls (you will see if collectability or vacancy is an issue), historical costs and income statement if available, and any large capital expenditures that are coming up.

However, because this data was collected over the past year and we just had the eviction moratorium lifted recently, my hunch is that the majority of the data attributing to this data set are the new asking rents once there is a vacancy.

@Bridger L Logan I'd suggest calling the city about it, but my hunch is that you do not need to subdivide it just to sign a rent to own contract or to begin collecting on it.
