Once it is fully executed it is a binding agreement.

The 'younger' multis in this area definitely tend to trade for a premium, so I think a good balance could be to find something that's been well managed/maintained that you can make updates to in order to add some value. 

I would recommend being 100% transparent with your investors and give them confidence in your ability to execute the business plan.  

If he can lock that rate in for 30 years, it doesn’t seem that bad for the trade-of of being able to write of most of your income and not have to pay thousands of dollars in taxes like the rest of us.

So in my case, I took a 401k loan for $50k right before closing, closed the deal, then executed the seller financing part which basically reimbursed me (the seller turned around and lent me $50k, in exchange for a 2nd mortgage and a repayment over 5 years).
