I have enjoyed my short time here on bigger pockets and am excited to be a part of the  community that is forming.

The mentor section had me chuckling, though, because when it talks about having to work nights and weekends on real estate, I got excited and said that I would do that without a problem.  

Nonetheless I am super excited.

I am very excited because I am as of right now creating my first Income Producing Property.

The numbers still don't work well as a rental even at that price unless you find a 4.5% cap rate exciting. 

With the world moving towards becoming more energy conscious and renovating homes for the future of our cities, does it make sense financially and logistically (time scales) to build more innovative homes with a focus on energy independence and less waste?
