I have an itch that I need scratched and am thinking of converting an Excel sheet that I use to keep track of our rental portfolio, into a really simple web application that I can share with friends.It keeps track of:Purchase Price and DateCurrent value (I estimate the values once every 1-3 months)Loan info (rate, maturity date, amortization)What I get to see as a result of these inputs:Chart of total portfolio valueUp to date LTV, which helps me make financing or sale decisions.Is there anything else you would want to see if I were to give you access to this?

I am thinking of using a monthly P&L excel I created and inputting the bulk charges (if there were three small repairs in one month, I would reference their report for that, but just put the total charge into my excel. ) or keeping my Quicken software and entering it all in there again.

Plus, why in the world would you ever want to do this out of state when there are plenty of investable properties in your own backyard, where you can kick the tires, meet the borrower, and see the progress.To me, the benefit of fractionalizing is being able to invest with a relatively small sum of money, subject to Account Closed's excellent comment on the 10% limitation (look up CA SB 978).
