Find out who your local players are an send them each a personalized cover letter and resume and then start networking at local REI meetings to see who knows who.

The only thing I see to be a challenge, as Shaun eluded to, is finding the right investor to partner with and to ensure you don't get cut out of the deal.Realistically, partnering just makes more sense if it is legitimately feasible to do so.Do you (a) Find a property for, let's say, $50k with an ARV of $150k and flip to an investor for a $5k fee, OR, (b) Find a property for $50k, flip with a partnership agreement to a rehabber with the intention of being able to sell at $150k, and making a 10% fee after rehab costs, holding costs, closing costs, etc.

How do you ensure that the tenants keep the place reasonably neat and how do you protect yourself when (god forbid) a tenant trashed your unit? 

i know most of the time the offers will not be acceptedwht kind of language should i put in to ensure that if several offers are accepted i have a way of protecting myself if i dont have the money to purchase both or all of themdo you usually just enter a clause stating you need a specific inspection period where my partner needs to approve as well so i have an out if i cant perform ?

But flat fee listing to ensure they hit their NET instead of percentage should be fine in most areas correct?

Im just not sure how i should do the math to ensure a good deal.  

I have a few brokers I can be introduced to but I'm curious as to how people maintain their relations and constantly show that they are serious players in this business?
