If clients of mine were to accept a commitment letter, rely upon that commitment letter to make other obligations, and then we backed out of our commitment letter resulting in some sort of financial loss, I would expect a borrower to possibly threaten or engage in legal action to recoup any financial loss.

I know when I am looking at a project in an area I dont know well ( during my due diligence period) I will engage the appropriate consultants and I know its on me..

Plus, it’s just far more rewarding to be actively engaged! 

I am not sure what the useless emails are, but we send monthly email updates to all of our investors to keep them engaged and provide value.
