I knew I would have to start building a list of potential buyers in my area so I have been posting to Craigslist and have since started to acquire a list of buyers who want/need seller financing (20+ people).The issue is, I have since decided to not buy the course (because I think it's another Guru scam) and now I have a growing list of people wanting/needing seller financing in the Morgantown West Virginia area.

Capital is not much of an issue.

Even though the mortgage interest deduction gets SEVERELY reduced in my income tax bracket, I'm still ok with that amount of leverage.Also the opportunity cost of possibly buying another property with some of that down payment money.Cash to buy multiple properties will not be an issue for me.  

She had checked out good, job & credit wise, but had personal issues that you can't screen for.

I feel that the taxes might be the issue.  

I've been using it for the past 3 months and haven't had hardly any issue finding the owner.

Then they do a quick conversion to condos in two years and raises the property value.Such buyers are most likely buying on emotions because they are purely looking for a nice home to live (not cash flow), possibly buying in that location because of proximity to family or about to start a family, etc; so they will pay top dollar.  

I've had some appraisal issues getting loans done when they aren't legal. 

I am thinking this issue may creep into my area as well in the future.  

The issue is the girlfriend and I will be quitting our jobs come January and traveling abroad for 4-5 months in SE asia/ NZ, to teach CPR and basic medical training (Volunteering).
