Your accountant sounds more like a bookkeeper and less a tax advisor.The professionals who responded to you on this thread specialize in tax law.So while you may be getting conflicting information, an apt comparison might be getting "conflicting" information on medicine from an employee at Walgreens vs two medical doctors.It doesn't even compare.Sure, you can do it they way that you want to, but it's really sloppy.

They will know. ( "ALMOST" IMPOSIBLE MARKET VALUE PROPS on  the MLS)  Or try to look for emerging neighborhoods in your area. ( more likely are the less attractive places  but you can see something is going on around the area as far as growth and developments.
