I also noticed 3 of my kids landlords were immigrants that did it the d fashioned way, they put a lot of money down and the whe family worked on managing the propery, painting fixing collecting rent...This is a good strategy but its like buying a convenience store and working the register every hour its open you can make money but it def not passive.

Look at what stocks fared well the last recession (you can read the old articles VIA Google - I remember companies such as discount stores performing well - like Dollar General, Dollar Tree, etc.).

So, retail spaces (i.e. brick and mortar stores) are really going to suffer.

You can always BRRRR it out later and do it again.I wouldn't store it anywhere volatile like a stock or commodity.
