Equally important, the entity needs a carefully drafted Operating Agreement (or equivalent, depending on the type of entity).

I would personally not recommend taking online contracts from people who are not licensed attorneys in your jurisdiction.

Friendly salespeople and a good online document management system to get the paperwork filed.

There are a number of investor clubs in the area. you can meet many of the people you meet here online, in person at the local groups.

I've realized looking at houses online can only take me so far and I need to know how much they are willing to loan out.
