Here is a very simplified example of what I mean:Option 1: Single property Gross 100K net 30k Option 2: Two properties: Gross 100K net 40K Now, of course you you net more on option 2 but now you need to manage double the bills, double the bookings, double maintenance, cleaners etc...

If you have a 2 bed 2 bath where each person could get their own bathroom...That to me is more viable. 

The duplex made more sense at my stage in life as I am close to 50 and spent my first 25 years of adulthood running Bed and Breakfasts with guests sharing my living space every day.

I consistently see double digit cap rates and COC returns.

But, if it is a conventional institutional loan, you could double app, or your Mortgage broker could, and then each lender would order their own appraisal (hopefully, from a different appraiser).

I'm leaning towards a duplex, about 1200sf each side with double car garages.  

But also added on an unpermitted thankless water heater, built-in microwave oven and added can lights in each unit, and changed 12 windows to double pane.

We would be "downgrading" from a 4 bed, 2 bath SFH to a 2 bed, 1 bath unit in a 4-plex.

I have heard that the winter months are harder to rent out a house so looking for suggestions, here are my three options, but open to other thinking as well:1) Go ahead and rent it out long term, cause it is Denver and it will be good given the crazy market;2) Wait and post it for rent in February or March;3)Do a three month traveling nurse and then post it for long term at the end of that in the spring.It is a 4 bed, 3 bath, plus office and 3,400 sf if that changes any ideas or suggestions.

It is on a double lot and now I am in the process of subdividing the lot to be able to build another duplex right next to my current duplex.
