Typically in markets in that price range people aren't willing to sell for that far below market and investors are willing to take lower returns than elsewhere, at least that is the case in CA where prices like that are fairly common.

In that value range I doubt it would make a good rental assuming it is an SFR.

There are a lot of old homes that need updating, price ranging from 50k-100k is what I prefer, with an ARV of 100k-150k.

As for the comps within the block similar homes range from $65000-$85000 and honestly this one would be right up there within the top end by the time it’s completed.
