You aren't supposed to cut directly on it and I don't know if people refrain. 

I understand that, but if you keep it as a primary residence and do some sort of house hacking deal where you rent out rooms, can you get passed that?

Maybe i can get seller assist with the closing costs or seller financing on the deal?

They buy properties directly and passively manage properties relieving them of business risk while getting a stable cash on cash return of 15%+ per year.The hospitality sector is not a low margin business as far as STVRs go.

I look at situations like this in this way: If you saw a deal like the house you have now with the loan you have now, would you buy it?

@Cesar GarciaYou need a property manager on your first out of state deal, the savings aren't worth the risk.

Like anything is sales (and you are in sales even when you are trying to buy a property), the less clean cut the deal, the more likely it is to get rejected.

If an actual tenant tells you something that impacts them directly you can explain it to them but I haven't had that happen.
