Ask them directly.

If you want to vet your HML, they probably won't give you a direct client (investor) as this would be the easiest way to poach investors from a HML.

My tenant called and asked me to set up a Statewide Vendor # so that DSHS (Department of Social and Health Services) can make payments for rent on the tenant's behalf directly to me. 

These answers will help us better point you in the right direction :-)

I can also negotiate terms better directly with the seller. 

You can avoid paying taxes by setting up self-directed inherited IRA and then investing in real estate from your IRA.
