Is a 3rd required for common areas and exterior lights?

Grateful for any light you could shed on some suggested details.  

More often I have found that investors have to buy distressed or outdated and then do a light rehab in order to achieve 1%.

Tenant's idea of recessed lighting:

Kevin Sobilo, if you will do a BRRRR, new appliances will give you a better appraisal value, or a lightly used stainless steel appliances will do the trick,keeping the cost low?  

Simple tasks such as hanging blinds, recaulking a bathtub, changing light bulbs.

I just listened to his session tonight and while the strategy is definitely interesting, the presentation was almost entirely 1) Things you should already know if you're going to be any sort of real estate investor, and 2) Very high on the motivation/rah-rah to try to drive an emotional response, and very light on the 'brass tacks' of making this strategy actually produce profits (especially compared to the mobile home park guys that spoke over the summer--that was a no-BS presentation).I'm signed up for the Saturday session so hopefully he'll start providing some real details there, but at this point it sounds perilously close to Guru-speak

When i take pics of my properties (I am not a professional), even I know to raise the blinds to let in natural light.

In most of those cases providing a bed and maybe a desk might be a good move. 

Thinking of updating it having a window to allow light in would be ideal.
