if you don't have an agreement with one, and your actually intend to take the deal down, I'd just go with who brought it to you first.

I will be contacting my agent soon, but I wanted to toss this question to the forums to help me cover bases I might not think about.  

Surprisingly, it has nothing to do with the roof.

For example incase iIf you identify an asset in the market that already has a realtor representation on both the buyer and seller side, do you reserve the right to proceed with the deal independently, or do you have to bring in your realtor? 

This could be an affordable way to keep termites at bay and protect your home long-term.
