When flipping houses when do you start the process of getting your funding in place?

My name is Dean Halpin and I'm pretty new to real estate as a whole, however, I'm in the process of getting my license.

The micron microchip processing plant is coming in 2025 and is likely to cause a huge need for housing 

Currently in the process of rehabbing a duplex, flipping an old house, and building a HPR.

Even without these characteristics, in the early days of Auben we tried to copy the multifamily showing techniques and design a personalized resident viewing experience.Prior to the invention of electronic self-showing lockboxes, we scheduled and arranged personal tours of our homes in a very analog process.

Perhaps it was a situation where the borrower created value through the entitlement process and the lender treated the imputed equity as the cash contribution.

My brain is cranking away processing the info,  and now i am beginning to understand “present value of future cashflow”  Is there a number that is considered “good” for that metric or is it really dependant on lots of things?

I'm in the process of obtaining a Rental License for a triplex that I recently acquired.

It takes several steps out of the traditional process of setting up a phone appointment.

So while I am familiar with the general process for that, I am looking to learn more and get ideas about real estate investing, especially to help me with this first project I have in mind.
