Hi, I am from Georgia, with everything goes up here, feel like Alabama could offer a better or cheaper place to invest, so I am thinking about investing in Alabama, not inside of Birmingham, but between Atlanta and Birmingham or between Birmingham and Huntsville.

I have started screening after the realtor screens them and tell the rules, setting expectations upfront.It is a shame that you feel this way and it's an even bigger shame if the PM/realtor really didn't care.

This gives you the sole right to buy their house.The assignment agreement (between the back-end buyer and you) says that you are passing along YOUR sole right to buy that house over to the back-end buyer, as the cash buyer then steps into the contract and you (kinda) step out of it.You know when your bigbutt friend sits in a chair for 3 hours, he gets up and you sit in his charge and you feel all that buttheat terminating from that chair?

In 2023, I did 18 transactions(Top 500 of ~15,000 agents), and manage 13 rental properties for other individuals.As an Individual, I also own 5 additional rental properties that I also self manage.The reason I would like REPS is because Ive got about 200k in passive losses(100k just in 2023 as I fully remodeled one of the rentals and partial reno of another) I would like to apply towards our household W2 income(600k) Overall, I feel like I could definitely qualify but I definitely lack detailed time log of all activities.

Unfortunately, there is no right answer.....It depends on the specific property, it's condition and what you're planning to do with it.For example, on a distressed property that you're going to flip, if it's listed for $250k, I have offered $150kOn a prospective primary residence that is a custom home, if you offer $650k on a $750k list price, the seller will probably just reject your offer and not even counter.
