My advice to you is to create an LLC with the relative as a capital partner in the LLC.

I create a landing page on my website, then blast out a summary email to my buyers list.

Do landlords/property owners hire their own architect/draftsman to simply to create a submission not knowing if they will even get a signed lease? 

I suspect that this activity will reduce investment leads in the short term, but will lead to a bubble that creates opportunities in the longer term.

Does anyone remember which podcast episode had the guy who was talking about how he built his portfolio using some sort of "program" he created to offer to retiring landlords which enabled them to collect a steady cash flow and defer taxes out?

I do have a limit of ownership ($ of property owned) before I create a new LLC to help limit the liability somewhat. 

I would also focus on developing a system to create consistent deal flow.
