You didn't say how many names you bought but hopefully you only intend to spot check the list not check every one.

What you are  planning/doing is a spot on formula for success as a real estate investor.1- buying as an owner occupant is the easiest and least expensive way to buy property, and sometimes you get advantages that others don't when buying foreclosures.

Buy the pump, get a 55 gallon plastic drum, cut it in half, drill a bunch of holes in it (big holes), dig a big hole in the ground in the crawl space about 6 inches deeper than the half barrel, pour 6 inches of gravel in the bottom, put the barrel in, pour gravel around the sides, set a solid concrete block in the bottom, set the pump on top of it, run your hose downhill of the house, plug in the pump and test it out (use a hose to fill the barrel).

He is spot on.Get a good terms/good interest mortgage and keep it performing.

I think  the sweet spot for cash flow properties is $45k- $75k with rents $700-$900.  

And I paid 60$/mo for an underground parking spot when one opened up in my building (there was a wait list).

I have a spot of rotten wood and I could not replace it without running a huge project so I need a quick fix - how to help this spot which already started to rot.
