I am not sure what you mean by private utilities, the park has to have water and electricity to the mobile home park.

I know other investors have used Cozy with success.

That is why we have to water our foundations in droughts and landscape to water doesn't run into our foundation. 

If the heater doesn't detect water flow, it stops heating, so you can't really cycle the pump on and off like a regular pool.Yes it is worth the trouble, expense and maintenance.  

Had some extreme storms with a lot of rain come through this past weekend and had my tenant call me to let me know there was water in the basement.

Obviously I will try to teach them how to manage money/assets but you can only lead a horse to water.  

If you're not using Cozy or another free property management software to collect rent you're doing yourself a disservice.

My question is how serious of an expense is a water leak in the basement, the house overlooks the water as well so I feel like it would be a great investment opportunity.

Many foundation problems have water as a root cause - be that infiltration in a crawl space, drainage around the site, cracked sewer line or water line.
