It is breaking all the rules and will likely continue to do so.

I don't see any reason why this will not continue longer haul and then add possible redevelopment.  

On the buyers end what do you suggest to continue renting until we see a bigger shift or do you suggest buy now while rates are low and holding for 10 years minimum?

I have approached the church about leasing them the lot for continued use. i dont want to sound like the Devil here but they  need the parking and without any compensation i am forfeiting the potential of any development on the lot. i really dont have any immediate plans for any development especially if they would lease the lot and of coarse the church is pushing back on any kind of lease to use it. they offered me to donate the lot for them to use as a tax right off but not sure how beneficial that would be. what do you guys think?

The job market is excellent right now.Many investors just want the freedom to not need the job but would still continue to work. 

Continual need to change as life changes. 

Then I'll continue to work on deals in this area, building my rental real estate empire (through the BRRR method once I learn more about it).After I've got my feet under me and feel good about spotting deals and setting up the right teams of contractors and property managers, I plan to go back to work in my field and continue to tuck deals away with my salary. 

This will relieve some pressure on DC that continues to grow and have oversized classes.

If you're going to continue to seek properties in Maine, I'd suggest making a note to check their website every so often.

Question number one would be is it in a place where your FHA loan is allowed to continue on this as a rental property, if not you may have no choice but to refinance.
