One could look at the amount that I've spent for events, conferences and mentoring and think I'm crazy when I could have taken that time and money and out it into a deal; which they'd be absolutely right.

Sounds like a smart move with your 1031 into larger scale and higher quality ... sometimes you play offense, and sometimes you play defense.

The one weak point for tech would be that the Big 12 (a huge selling point for the school) is dying so they may not be a part of a major athletic conference after 2025, and that could hurt enrollment. 

I think it is great for "nuisance claims," but never want to find myself in the position of getting hit with a law suit and having my only line of defense disappear.

But suddenly something in my head sparked and I been thinking about real estate for the past 3 months and went to defensive mode on money management and stayed conservative as much as possible.

Would a person who wanted to get started on REO listing still need to travel to conferences to network asset managers to get started like I've heard was happening a couple of years ago?  

Apparently, screwing up the records so badly that nobody can decipher them is a valid defensive strategy for the Government.
