What are the most competitive rates for property management companies?

With the competitive market here in the Seattle area, the good places go quick and usually at a premium price.I like the one year lease or the month-to-month with a 20% increase option.

@Bruce Woodruff  roping is big, we lived in Laveen years ago and had a pet goat, neighbors daughter wanted to swap goats because she became too big to competitively rope the goat she had.

You really have to look at your competition and see what other mid sized apartment complexes are doing.

I don't know the competition there but its real in many markets.. and tenants at those dollar amounts think of nothing to move they don't have a lot of possessions generally and can move in a matter of hours..  

I even spoke to them and they said it's fine I put them up but I guess they don't like competition since my signs show we have cheaper prices.

I think your amenities need to be as good or better than the competition to ensure top bookings.I have a pool table.

But, again, most of our homes are in unincorporated Clark County and the hotels and casinos do not want the competition.

In other words I don't see apartments as my competition.

There is far too much competition to not take proper advantage of that.
