With the competitive market here in the Seattle area, the good places go quick and usually at a premium price.I like the one year lease or the month-to-month with a 20% increase option.

I don't know the competition there but its real in many markets.. and tenants at those dollar amounts think of nothing to move they don't have a lot of possessions generally and can move in a matter of hours..
