Whether it be a plumber, electrician, title company, lender, or whatever...if we ask other real estate investors who they have used and would recommend it significantly helps in finding good people.  

I would strongly suggest buying stock in the AI company Nvidia..do some research..

Here's my basic structure:Irrevocable Living Trust (The Protector) --> Holding Company (The Unifier) --> Aquisition's Company (They "Buyer") --> Operating Company (The Asset)My question is how should I structure this asset on a banking level?

My company would work with this if there was a condo property on the land but even that would be on a case-by-case basis.

Talk to several local investors who see what's going on in the city everyday (for balanced opinions since they're not trying to sell you anything), contractors and property management companies get their feedback on renovation costs, repairs, rental rates for properties you're looking at, etc. 

And to be specific - it's the person, not the company.

This analysis should include all potential revenues and expenses.If managing the property remotely becomes challenging, hiring a property management company could be a beneficial move to ensure the property is well-maintained and the tenants are properly managed.Finally, having an exit strategy in place for unforeseen circumstances or changes in the market is necessary.

A good PM company can be a life saver for investors, but if you're starting out they don't make sense.
