I'm looking at an REO that is a prospective fix & flip for a client and the property is listed with a local brokerage. 

But once you say yes, if you have chosen a company that uses bad marketing data to attract clients - you could be in trouble!

I can recommend CPAs and title companies who work with my clients who are flippers. 

Or, you can setup a support number for the tenants to call you, but collecting rent can and will be a pain.

Whenever clients contact us regarding jobs like this we know what needs to be done. 

We tend to discount them and instead seek out opinions that support the ones we already have.

Last piece of advice, if you have to go through a re-zone or variance process, reach out to the local neighborhood associations and/or adjacent property owners to garner support.
