When I visited the property, my (investor-experienced) agent gave me some rent estimates for the property's units, but they seemed really high to me and seem out of line from what I've seen the market absorb.

There are two steps you should take here:1 - Speak with an investor friendly agent/property manager who can help you complete a property analysis to determine current value, recommend renovations (if any), and if renovated the after repair value (ARV).2 - Speak with a lender to discuss loan options.

Start by getting in touch with an agent/lender.

@Jake Baker right, if you have clean accurate books this is it, but may also lower you CPA fees. 

Talk to a few agents and lenders in your area that work with real estate investors and even house hackers more specifically.
