@David Song - In your opinion, is it better for an investor who has no time to research properties, go to auctions, analyze market trends, etc to purchase a property at a potentially slightly inflated price with positive cash flow to hold on to for the long term or to not invest at all?

I’m here locally in Charlotte NC born and raised and from what I can see buy and hold investors are seeing cap rates on properties in the double digits in the more affordable rent markets here cap rates trend to go down further away from the city you go.
