There is a lot of inventory for flipping houses and also for BRRRR and buy and hold in New Orleans.

Here's my buying criteria for someone who wants to house hack:1.

I am also thinking of buying 4 bedroom home now or in the near future and renting it out until I move there.

BiggerPockets also has a calculator you can use to analyze deals and I highly recommend you start this as soon as possible, even if you are not ready to buy.

So if you are selling rental property then you must buy rental proeperty.

Also, if we ever did decide to come back, not having to buy a home for the price they will cost in the future is a plus.

I would also suggest forcing appreciation to reduce market speculation (property improvements, adding bedrooms, finding ways to increase rent, buying at a discount, etc).Good luck!
