Talk to your broker and see what other advice they suggest before the investment.  

Have it held in escrow by the title company or an attorney.

or 2. hire a Property management company who provides multiple employees to cover your asset for 10% or less per month which probably works out to less than $2500 per month. 

Multiple, billion dollar companies are investing substantial amounts of money into our area, such as Intel, Google, and Amazon.

Additionally if someone is aware of good rental management local companies, let me know.

With tools like AI in your corner, and a company like Zillow leading the charge, there's no dream out of reach.

Or should I just bite the bullet and pay a company to quickly install new carpet for now? 

Most banks hire 3rd party asset management companies handle the sale, so if you call the bank they will just pass you off - that will be after being tossed around from department to department for two hours.
