Triplexes in a good location in Ocala can be bought foreclosed for under $90-95k and needing a moderate amount of repair/rehab.Can pretty much say the sellers have the upper winning hand here, and youre basically making their day.

I have a few properties that I bought as I moved around for my career, before any knowledge about real estate investing.  

The company I used to clean up the house when I first bought it, I hired again to clean up things left by the contractors that I did not want or that were trash.  

I know Southern Maryland so I focus on this area, I have bought and sold properties elsewhere in the state but SoMD is home so this is where is work most often.

And when I do get licensed is it just a test online similar to drivers license test or do I actually need to go somewhere like a school?

For example, I recently bought a warehouse using a method I call Seller Refi. for Takeover.

Then they'll leave during the summer when you can get plenty of demand anyway.Also, like you said, check with realtors, and check online for insurance relocation companies.
