Bank of American told me they would fix the REOs and put them on the market at retail price.

I have four 2 bed / 1 bath units.

I am interested in commercial real estate primarily and multifamily properties secondary, so my model will be to target on the residential side 2 - 4 family properties and on the commercial 4 unit + apartments, office and retail spaces.

I know this is an old thread, but I wanted to chime in since I almost never pay retail. 

I'm currently a retail manager and I have 6 yr. old son and a fiance I love.

I'm asking 28K for it.The other is a small 3 bed 1 bath single family rental home about 950sf.

Thanks for the response @Ellis San JoseAs for that letter I am not an expert in this area at all so I would like to find that "perfect" text to get MOTIVATED calls.I'd think that you would want to indicate something about buying "As Is" or being able to close fast or something that would at least give a hint that you didn't just walk by the house and fell in love with it.That is more or less what that other letter sounded like so not shocking that there were a lot of calls, from people thinking they could get full retail (or above) for the place.

3 bed , 1 bath , attached garage , nice fenced in back yard with a little over 1,000 sqft.The seller is very motivated and says she's wanting 20k or less.

I'm a rehabber that sells retail, not wholesale.

The reason why they are moving is because they are currently living in a one bed room, and needs more space for his growing family.Yesterday I met up with him at his church so I can talk with his pastor.
