Upon a follow-up call with the owner a couple of weeks after the rejection, we learned their deal was falling apart and we continued the conversation to lock in a backup offer that was finally accepted at $5,000.00 less than our initial offer.

Additionally, with the fire risk in my area we experience a significant number of mandatory power outages to mitigate fire risk, so those panels (plus the back up battery) actually added a significant amount of value to my home.

And a back up method if they are using an online service for when their phone gets cut off or the bank closes their account/credit card.

Have a back up plan and in any investment, if the general partner is getting a divorce, have someone else manage the property!

I am also going to reach out to the Homeowner and insist he changes property managers ( I have a recommendation of a great property manager) as a backup to see if he is willing to sell, and then my final backup is to have an attorney get involved.
