For the real estate side buyer and seller agree that a triple net rent of $45k a year is a good starting point

I am a first time home buyer and looking to invest in a house-hack property.

You don't have to take the lowest bidder and the contractors have ratings sort of like ebay buyers & sellers.

The second appraiser is now saying that the paint is an issue and needs to be fixed before the buyer can move forward with the loan.

That is what cash buyers can expect as a maximum return on their cash today.

As a buyer, what is the largest "repair credit" or cash at closing from the seller you have seen be approved for a FHFA loan?

Listing ppw typically states that the listing agent gets the commission for both sides, if buyer does not have an agent.

As a primarily buyer's agent I love it when the previous owners spent too much on upgrades > as it is very hard to recapture = win for my buyer.Regarding neighbors, they are always appreciative b/c you fixed an eyesore.

I realize some of you will say walk from the deal but I'm just getting started with 2 deals currently in escrow, need all I can get.Hot market and I'm very confident I could move the property to a buyer for $47,000 and can come down if needed.Advice appreciated.Mike
