The important thing for the business, in it's early stage, is to be well-capitalized.  

It was actually our starter house so it wasn't purchased with investing in mind and therefore isn't performing as well as one would want as an investor.I'm at the stage where I'm ready to start branching out and doing more. 

That obviously requires capital from you and requires you to assume risk you probably don't want.So even though this kind of arrangement is not uncommon in the investing world, banks won't do it, so there isn't a way to expand your pool of buyers this way.

@Sheri UlmIf any rent is applied toward either purchase price or down payment it is considered a financing arrangement Since Jan 2014 the Dodd Frank law affects financing arrangements so don't do rent credits; seller concessions can be used instead of rent credits

Anyone know of any good staging companies in Southeastern MI.
