Do you have a strong fee structure that produces $180 per door or are you barely scraping by with $92 per door and spending all your money on employees?

Downtown prices have barely shifted and maybe even dipped during 2020-2023 while the suburbs, NE philly, roxborough have skyrocketed and are still climbing.

Underground power lines should be buried in Schedule 40 PVC pipe, at the minimum depth required (18” here, or 24” bare), never just running along the ground, there should never be bare wire exposed and anything above grade needs to be run overhead or in Schedule 80 (usually just used for the short length where the line comes out of the ground and goes to the main service panel/ meter). 

The property doesn't have a garage & barely has one off street parking spot.

Options a and b are both terrible options.You state several times the place is not costing you anything as the rent is covering debt but the fact is as a investment income property you are seriously deep into negative cash flow. 

We have to add outlets around the home because there are barely any and they are located in the most abnormal places and we have contacted an electrician.

It is barely possible to do any business here unless you know the in and outs of the system.

Duplexes are going for barely 400k in that areaCrime, tax increases, smaller off campus student population and expiring abatements are crushing that market. 

They do cosmetic work for ~$10k and then they rent it for $1095 (or in some cases higher).West Lubbock is stable for sure, but those investments barely make the 1% rule.

Looking back 21 years ago when I started in RE, we reduced our housing expenses  to bare bones and haven't had a car payment since 1996.
