Crowdfunding is a great option also, but as said before, you invest in a diversified selection of properties, you can't pick a property (unless you're an accredited investor).If you're still not satisfied with that, then I do know some operators which have investment mins that do fit your criteria, DM me if you're interested in learning more about them (I am not affiliated with them by any form, and I won't make a penny if you decide to invest with them or not).

But, everyone is too cheap to do that, and so they rely on the mortgage appraisal instead, and then complain it doesn't go how they thought it ought to.And one last nugget, using a mortgage appraisal to satisfy an appraisal contingency in a sales contract could not be more inappropriate and dangerous.
