Where a couple years ago the novice would more sink then swim, today's climate is seeing them win Olympic gold.

Call me bias as I developed software for rehab flip analysis and acquisition assistance, but it truly holds its weight in gold for me.

I really like ron legrand's stuff and it all sounds great.. but when i'm actually doing it.. it's extremely hard... the gold mines stories "finding a person who is divorce and just wants to get rid of the place because they hate it" I have not run across..

You just have to get your letter (rather its yellow, green blue, or soaked in gold) there first...There's no way to predict rather somene will be motivated.
