I suggest you learn real estate before learning how to deal in real estate.I also strongly suggest you not try to wholesale here, you'll get nailed, I'm sure Twila doesn't look upon that favorably.

Hey BP,I hear mixed reviews on doing lease option or subject to deals.I am hoping some one can finally nail this down for me and explain the correct way to structure a lease option contract (subject to the existing loan).This is in regards to deals in the state of Florida.Thank you in advance and I really appreciate any advice.

Haul lumber, pound nails, sweep and do all the junk that hired labor does.

In our area student rentals mixed with what I would call adult rentals make the market rent a little hard to nail down if you don't know the area and these two different rental groups.
