The mistake I made (so far) was focusing on what needed to be done in the unit (total overhaul) and not on what was needed to set up a business.

Three of the 1-BR units are rented out and the one 2-BR unit is our primary residence. 

(We've been 95% occupied for our units for the last several years.)

Until then, you have full control of the unit as if you are living there whether or not your are is another story-but you are paying for the house. 

Jumping into an OOS 8-unit can be risky.

Commercial & Multifamily (there is 1-4 units and there is 100 + units and everything in between.)

I didn't start renting until May but another owner in my association had his unit rented every weekend in January!

If you have 10 units, it is $12,000 expense per year which is a downpayment for a small house.

These recent sales are the COMPS for the 15-unit apartment.The 6.4CAP is what the market (i.e. potential investors) uses to value properties similar to the 15-unit apartment (NOT the 5.3 or 6.6, again they are irrelevant).
