I don’t know if it went into effect for single families yet but for multifamily there is an inspection once a year to be a licensed rental ($75 plus the cost of whatever repairs the inspector deems necessary to maintain your license).

You are required to use THEIR inspectors for every property you put an offer on ($500+ per inspection non-refundable) and since they’re a national lender, they had no local knowledge of financing benefits.

I think ultimately finding the state to invest in will be up to you and your research, but once you find areas that have numbers pencil out, I would do some serious due diligence on creating a potential team (Broker, Contractor, Inspectors etc.)

The county inspector came out and would not approve the final as both electrical and plumbing permits were required.So now I'm in a position where my new house (that I currently live in) has an open permit that failed inspection and electrical/plumbing violations.

I'm looking specifically for:-  Inspector(s) referral- Contractor(s) referral- Property Management referral- Licensed Electrician referral- Broker/Agent (who works regularly with investors)As many who have invested from afar know, trust is everything, and I would prefer to start with recommendations from the BP community than good old Google.Thank you all!
