If you are looking 3-5 years down the road In my mind I'd want to have a "not to be under xyz amount" whatever that is to make it make sense to you, but then having the property appraised or using a CMA from a local broker to guid the valuation rather than zillow.

However, I'd want payments made out to my LLC and not to me, so am wondering if I can put my LLC name in line 1 instead with it's EIN instead?

I'd also reach out to your prior walk throughs that were interested and let them know the other tenant couldn't move in so you wanted to give them first shot at the place before relisting it.

There are plenty of threads on this forum regarding better insurance vs LLCs and the best path is not black and white.

Engineering makes ok money but I’d like to make an additional 40-50k a year at least using real estate.

The last thing I'd want is to be unable to refinance into a traditional mortgage, then i'd be stuck with a rather massive bill to pay at month 12 that'd i'd be unable to actually pay haha.
