@Ben Wilson - If it is forced air the tenants usually pay, if I it radiator heat usually it is 1 system and you pay.

That means 8 roofs, 8 foundations, 8 interior units that need painting, 8 exteriors that need painting, 8 units that might need carpet/vinyl/tile, 8 hot water heaters or a single boiler, 8 AC or evaporative coolers (if there are coolers, have there been leaks?)

Of course, they have not done a CMA, have no idea about recents sales and comp values, so they just grab a number out of thin air based upon some anecdotal info ("I heard another house 3 streets over sold for $200K, so...").I REALLY appreciated your info @Terry Evans - I love that kind of testing and hearing the results of it.

For the HVAC it is a hot water/stream baseboard, and the units have wall A/C units in them (so tenant pays for usage of them with electricity).
