There's so much info online now.I'll add one other tidbit to think about: If an investor claims they want to buy a $50-$150k rental, how serious are they if they can't afford, or see the value of paying a nominal upfront fee?

I would like to buy a multi family home It’s extremely rare to find multi family in the suburbs, there’s a lot of multi family in the city, two big things to be aware of is to make sure it’s actually zoned multi family because I cannot tell you many listings claim to be multi family when they are not in fact zoned for multi and to make sure you or your agent really understands Baltimore at a granular level because it can be extremely block to block especially in the areas that have a lot of multi family’s.

To quote myself "I'd also be interested in reading if, if you're willing to share — seeing an example of things that might appear in a contract would be helpful to me :)" — that is not an "expectation that everyone help me" as you so claim, it's a simple and polite request which you could have politely declined or even just ignored, no need to be rude about it.

Going off those numbers he is claiming to a net revenue of ~$216k.($500*45*12= $272k plus a 10% vacancy = $243k minus  $100*45 expenses ($45k) = $198kTo make is simpler take $272k*50% = $136k  NOI.
