And in reality it can take one major cap ex to drain months/years of cash flow, so ideally I’d prefer to fix anything with that could potentially become problematic within next few years with the financing used when purchasing.

if your looking for 100% financing and rates under HML rates I think that is going to be  a unicorn and the only folks that are going to do that are folks you know personally and they just want to help you.U need to pay a premium for that kind of money and then I suspect you will find it..
