However, your point is well taken, and I'll re-look at the numbers with 5 and 6 months.I wasn't familiar with the JV agreement; however, it appears it would give me some percentage of ownership in the venture. 

You need to seek opinions from other professionals whom are familiar with this exact boiler system.Indeed you may be correct but,you need a strong professional opinion that you can present to a judge that proves he was negligent in his repairs.

Not familiar with the area your from but maybe someone from there has something can offer some tips.

Don't know how familiar you are with Baltimore but might not hurt to take a day drive up and look at some neighborhoods.  

I lived in Bellevue for 30+ years so I'm very familiar with the tri-county area.  

I was able to confirm that the math works out from the agent, but I'm concerned with the laws regarding rights to sell immediately.This seems like a strange scenario that requires me to act fast since the deadline is on monday, and I wasn't able to find many resources online, nor am I familiar with the Contract for deed.Is the Agent's logic sound or is he trying to slip one past me?
