Does anyone have a good form letter to reply to requests such as this-"I have one small emotional support dog (under 20 pnds) who is hypoallergenic.

We have a tenant who wants us to allow them to add a new permitted occupant to their lease that has an emotional support dog.

While I don't subscribe to that specific AD mantra of "buy at every duty station," it is a very emotionally charged decision to look at renting in Hawaii for 3 years and seeing a potential 100k+ in equity never materialize, although that's at the crux of the rent vs. buy conundrum- emotions vs underwriting!          

The helps keep business and personal matters separate, it enables you to think through the issue without emotion, and it prevents you from being talked into something you wouldn't normally agree to.

Sure, you feel like a jerk, but if you separate the emotion out of it and treat it strictly as business, it makes those tough convos/decisions easier. 

If your plan does not involve working outside of real estate investing, I think there are more than enough free/cheap resources (books, youtube, kahn academy, lynda.com, MIT/Harvard online certificates etc.) out there to teach you the exact same information IF you are disciplined enough to learn on your own, which is very hard for most people.  

Look at the numbers in every opportunity without being emotional about it and don't forget to account for maintenance and unexpected expenses.

Online certificates are not suitable evidence of an emotional support animal or service animal.

LOLI thought only in San Francisco you have to hand hold, offer relocation, storage and moving van services, pay for emotional pain, compensate their pet for relocation distress, etc.

That way we know know we're making a calculated decision rather than an emotional one with offers being thrown at the house.This conversation I started is to help us find out what's that number would be
